Architecture is facing a huge changing period, that’s mainly because there’s a strong need of switching to sustainable practices and reducing the environmental footprint.
The starting point must be cities and workplaces, where most of the citizens spend its time and where greener and healthier structures are needed.
Healthy building strategies are therefore key to develop a new and more sustainable economy.
There are many aspects to making all homes and buildings healthy. We have the expertise and full portfolio of equipment, services and automation solutions needed to help protect people and property, enhance occupant experiences and increase operational efficiencies for the entire lifecycle.
As mentioned on Harvard Business Review, every 1°F deviation from an optimal indoor temperature comes with a 2% decrease in output. In another study, researchers found that every time you double the rate of outdoor air delivered into an office, worker performance improves by 1.7% across four simulated office tasks: text typing, addition, proofreading, and creative thinking. It’s no surprise, then, that an analysis of sick leave data for more than 3,000 workers across 40 buildings found that 57% of all sick leave was attributable to poor ventilation.
Of course, it’s not just air quality that drives health and performance. A study of workers found that they reported more headaches and worked 6.5% slower on a typing test when they were in an office with a pollution source. The amount of indoor nature and views matter, too. Young adults in an office designed following biophilic design principles had lower blood pressure, lower heart rates, and better performance on short-term memory tests.
The air inside apartments and offices is much more polluted than you think, and this is where the need for monitoring indoor air quality arises. The possible pollutants that make the day less healthy for those who work within the four walls are many and of different types. In fact, we have to do with substances and elements of various kinds:
⦁ biological, such as molds, fungi and bacteria
⦁ physics, such as electromagnetic fields and radon
⦁ chemistry, such as volatile organic and inorganic compounds
Health risks increase or decrease based on the number of people present in a given environment, the activity carried out, the exchange of air and the pollutants present in the building itself or in its elements of furniture.
Workers who spend their days in the office with polluted air very often accuse migraines, nausea, eye irritation and drowsiness, symptoms that are fully part of the SBS – Sick building syndrome. All the consequences that harmful substances inside offices and apartments can have for the skin, the respiratory system and, finally, the heart should be highlighted.
A healthy workplace is one where both employees and management work together to promote healthy actions and behaviors to keep everyone safe and well. A non-toxic, healthy environment leads to an opportunity for open discussion, strong professional relationships, and increased productivity.
A healthy workplace is one where employees thrive in their work projects and feel fulfilled while also staying physically and mentally healthy. They’re productive and feel supported, which leads to reduced absenteeism, illness, conflict, and, ultimately, turnover.
For all these reasons, Seeders has developed many different strategies to develop healthier and more productive buildings, following the principles of the 9 Foundations of a Healthy Building:
⦁ Ventilation
⦁ Air quality
⦁ Thermal health
⦁ Moisture
⦁ Dusts & pests
⦁ Safety & Security
⦁ Water quality
⦁ Noise
⦁ Lighting and views
The key strategy
Seeders Capital is born to manage all these environmental issues, therefore follows the LEED-specific contaminant list specifications, Green+ requirements and WHO standards to support clients in certification, indoor air optimization, wellness and maximum productivity. Wellbeing is a key element to productivity and alertness Seeders Climate delivers on the following bullet points :
• Identifying Trends and Problem Areas
• Creating a scientific-based optimization & remediation Strategies for renovations, remodeling and new expansion
• Optimizing indoor environmental quality
• Increasing productivity levels and customer satisfaction
• Supporting entity’s plans and ambitions for wellness, certifications and productivity
After the development of these optimization strategies, the Assessment Process takes place:
• Our team installs air monitors in selected sites
• We monitor in real time Air and Environmental Quality for 5 working days
• We analyze and compare findings to international norms with our global partners
• We work our partners to recommend optimization strategies
• Source, install and automate solutions and business intelligence
• Continuously help entities in maintenance, management, optimization, and service outsourcing if required.
Thanks to many different partnership developed year by year, Seeders evaluated and managed different solutions to follow the above principles.
Our investment in innovative technology plays a pivotal role in enabling the Seeders Capital Zero Zone strategy and the creation of Zero Zones.
We partner with specialist solution providers, each of which has been carefully selected based on their ability to bring extensive experience, research & development effort and expertise into play.
As a result, we can offer comprehensive solutions that leverage the best combination of these products and systems.
In particular, we are proud to be associated with Airlabs and uHoo, whose market-leading monitoring and purification systems underpin our Zero Pollution Zone projects.
Green walls
Health is the main goal of Seeders Capital, that’s why we are proud to put in the market the so-called “green walls” thanks to our partnership with Naava. We install green walls for indoor environments that allows to purify the air with the oldest and most natural system in the world: plants.
Currently Naava has developed installations used in the offices of companies around the world. The green walls created by the company are completely self-sufficient, thanks to artificial intelligence systems that regulate their operation. They are in fact equipped with automatic irrigation, air flow regulation and systems for customizing humidity and freshness levels via remote controls. Furthermore, thanks to the use of latest generation technologies, the biofilters of these green walls are about 100 times more efficient than normal plants.
This technology not only brings the beneficial effects of nature indoors, but also allows air to be purified on a large scale, thus making it usable in modern cities.
Purifying air
Together with uHoo, Seeders Capital helps you monitor and manage your air quality to reduce deaths and improve lives, health and well-being globally.
The uHoo system measures and monitors nine different air quality factors and a virus index, making it the most comprehensive indoor air sensor in the market. It also reports alerts, tips, and insights on how to manage your indoor air quality. All the information you need can be found in an easy-to-understand interface.
Seeders also partners with Soletair Power, which develops breakthrough Direct Air Capture technologies for capturing CO₂ in buildings, boosting employee productivity in offices, and accelerating companies towards a sustainable carbon negative future.
Direct air capture is a technology that uses chemical materials to capture carbon dioxide from the atmosphere. When air moves over these materials, they selectively filter out CO2, allowing the other components of air to pass through.
Soletair Power’s technology is the first in the world to integrate DAC with HVAC in buildings. It captures CO2 from ventilation units inside buildings to improve air quality. In addition to reducing carbon emissions, the integration of DAC indoors can improve humans’ cognitive function.
Poor indoor air quality is the reason you may be spending your days feeling tired, unproductive, and generally unwell. Even with maintained HVAC systems, the air breathed in public spaces can lead to an unhealthy environment. Clean Air Zones contribute to better health as well as aiding business owners and managers to achieve higher occupancy and tenancy rates while saving on energy costs.
Everyone deserves to breathe fresh air. Our innovative sustainable solutions ensure you’re creating a better tenant experience while also boosting your bottom line. We have the expertise to support you through the entire process so you can grow your business, they also lower facility management costs and reduce your overall carbon emissions. All with better indoor air quality.
We create these spaces using environmentally sustainable solutions to ensure everyone can enjoy the same quality indoors as they do in the fresh air. It can double productivity, inspire creativity and even reduce stress, creating a better environment for all.
